One entity signs the lease, carries the insurance, and answers the phone. My Royal Estates LLC, an active Texas company. The name on the lease matches the name on the W-9, the certificate of insurance, and the state record, so your file reconciles on the first pass.

Sizes: One bedroom through ten. Our largest property sleeps twenty eight across its buildings.
Furnishings: Beds made, linens and towels, full kitchen with cookware, washer and dryer, smart TVs, a desk.
Utilities: Water, gas, electric, high speed internet, trash, lawn care, and pest control, all included.
Paperwork: Corporate lease with the start and end dates left open until the placement is approved. W-9 and certificate of insurance on file.
Pets: Pet friendly homes available, several with fenced yards.
